* Bedroom # 2: Includes King Size Bed, TV & DVD Player.

* Bedroom # 3: Your choice: 1 Full Size Air Mattress & Desk or 2 Full Size Air Mattresses (no desk).

* Shared Full Bath Upstairs for Bedrooms 2 & 3. Includes standard size tub & shower combo.

* Clean, Fresh, Crisp, Hotel-Quality Linens are provided for all bedrooms, bathrooms, & additional sleeping quarters downstairs in living room on sofa and air mattress(es).

* Washer & Dryer available for your use, stocked with laundry detergent.

* Living & Dining Room: Includes 42" Flat Screen TV, DVD Player, Cable. 1 Large Sofa (super comfy to sleep on!), Love Seat, and room to accommodate an extra air mattress if desired (upon request). Small 1/2 Bath off living room. Open floor-plan downstairs makes the common area very spacious. Small outdoor patio area just off of Living/Dining room, suitable for smoking or grilling. Grill available.

* Smoking is NOT permitted in the house, but you may smoke outside on the patio or on the front porch. Drugs are not permitted.

* Pets are not permitted, however if it is trained & kenneled, we may be able to make special arrangements on a case-by-case basis. A small refundable PET FEE will apply (refundable only if no pet damages and no issues).

* Airport Pick-Up & Drop-Off may be available, depending on the times of your arrival & departure and our work schedules. If they conflict, we are only about 5 min from the airport so it's a very inexpensive cab ride.

* Maid/Housekeeping Service may be arranged for a fee.

* Extra Special Perk: Your very own, highly recommended, LICENSED MASSAGE THERAPIST at your service! She will be available to come to you on-site at the house for a very reduced rate! (She is one of the occupants of the home.) Regular rates: $60/1 Hour, $80/90 Min, $100/2 Hour. Each person who wishes to book a massage will receive a $20 Discount! You also have the option of going to her in-call location, a private massage studio located at a hotel in North Austin, about 10-15 min away.

* In addition: If you have a very large group and need addtional space, one of the house occupants works at a hotel and can get you discounted rates on a hotel room(s) up to 10-20% off, depending on when you book & availability. The hotel is about 10-15 min drive from the house, but is only 5 miles from Downtown Austin & 6th Street. The hotel has rooms with either 1 King Bed, or 2 Double Beds (Full Size). Amenities at the hotel include: Outdoor Pool, Fitness Room, On-Site Massage Room, Free Wi-Fi, Business Center & Free Continental Deluxe Breakfast each day. At this time, there is still availability, but it will sell out soon.


Rates, Fees & Fine Print:

1. $400 per night. 3-night minimum stay during SXSW Music Weekend, and 2-night minimum stay during the rest of the event. 25% Discount for 7 or more nights (making it only $300 per night!).

2. $500 Refundable Security Deposit due immediately at the time of booking. It will be refunded to you upon check-out, after inspection.

3. $150 Cleaning Fee will be taken out of the Security Deposit if the house is not left in the condition it was at check-in.

4. 1/2 of entire rental amount due immediately at time of booking, and the other 1/2 due 30 days prior to your arrival date.

5. Non-Refundable if cancelled less than 60 days prior to arrival.

6. $100 Refundable Pet Fee (after check-out and after inspection)

7. You will be required to sign a Rental Agreement Contract at time of booking.

8. Up to 3 Air Mattresses will be provided complimentary (upon request). And additional ones may be provided for a $25 one-time fee (each).

10. Please be respectful of the home & the neighbors. No loud music at night and no loud parties. Landlord lives next door.
